Schmid Hausverwaltung in Singen, for example, has more than doubled the number of units it manages - in just three years. "That wouldn't have been possible with the old accounting program. I wouldn't have had the staff to manage the bookkeeping," says senior manager Uwe Schmid. Just like the property management company near Lake Constance, hundreds of other administrations in Germany also enjoy the benefits of Impower's ERP system - such as automated bookkeeping and an intelligent inbox.
With Impower, Schmid saves more than 60 percent of his working time in bookkeeping. "I don't need to be a great accountant, I just need to have a bit of understanding - and then it's clear," says the administrator about his new accounting program. Weeks of training are now a thing of the past.

The technical magic words are intelligent automatisms. For the collection of direct debits for house charges, for example, debit positions are generated automatically. The system also uses machine learning to post incoming payments manually; bank transactions are processed almost automatically the next time there is a turnover - making a whole year's worth of postings a task that takes just a few hours.
Impower customers are also supported by intelligent automation in the dunning process. The system automatically checks whether all of the property's bank transactions have already been booked or whether the owners have entered direct debit mandates. If this is not the case, Impower automatically adds a SEPA mandate to the reminder letter.
The savings potential in invoice processing is also often underestimated. As soon as an invoice arrives, Impower recognizes the relevant object via integrated text recognition - and all invoice data such as date, amount and invoicing party. The booking mask is automatically filled with the information and the payment is created. Associated transactions can be linked automatically. Property managers only have to check and approve the invoices; this enables proper invoice verification. With Impower and the right work steps, the processing time of an invoice can be reduced to one minute. "With 1,000 units, that corresponds to just under 66 days a year. This not only saves costs - but also personnel," says Impower Managing Director Thomas Klews.

Grundstein Immobilien GP, a large property management company in Garmisch-Partenkirchen, was even able to use Impower to cut two accounting employees to just one half-time position. "When it came to approving invoices, we used to have a pile of paper that the invoice manager would look through and approve. This pile of paper then went to the accountant, who typed up the invoices and posted them to the system," explains owner Tobias-Micha Treder. The payment run only took place later.
Impower cuts several steps out of the process; posting and invoice approval are now completed in one process. "The property managers have now become a bit like accountants and have additional work to do. On the other hand, accounting has been eliminated at this point," says Treder. Because Impower is intuitive and easy to learn, property managers or new employees do not have to be trained for long. "The training required for the system is close to zero. Colleagues train each other and I am only needed to a small extent," says the business economist. This is one of the biggest benefits of Impower.

Managers are familiar with this: every day, vast amounts of offers, damage reports, invoices and inspection reports land in their inboxes and mailboxes. Manually sorting through the flood of information takes hours. With Impower, this time-consuming work is a thing of the past once and for all: The ERP digitizes and gathers all mail in one place. Incoming e-mails with documents can simply be forwarded to the system; mail sent to the property management company in paper form can be uploaded directly into the system at the touch of a button using a scanner. Intelligent text recognition automatically recognizes the associated object and displays the processes. Thanks to Impower's open interfaces, the document is automatically stored in the DMS, the accounting system and the process management system. A perfect document filing system - automatic and intelligent.AI and intelligent automatisms therefore take over many work steps to reduce administrative effort. However, this requires a digitalized way of working - and this begins with the switch to a digital inbox.
With a stringent and documented digitization process, almost all physical incoming mail can also be destroyed
"With a stringent and documented digitization process, almost all physical incoming mail can be destroyed," says Thomas Klews from Impower. Most documents in paper form can be disposed of in a legally compliant manner - just like filing cabinets and archives. Previously, Uwe Schmid also had to file account folders and paper invoices file by file. But with Impower's software, this is no longer a problem.
