The dream of the Swabian property manager Jungnickel
Digital. Property manager Andreas Jungnickel has to be careful when using this word in applications. Because some customers are skeptical: Does the property management company really exist? Or is it just an online company? Even the name of the property management company doesn't help: Immomanager24.digital. Some management contracts have already been rejected.
In fact, Vera and Andreas Jungnickel's company has been around since 2006, with employees, desks and an office in the Swabian town of Gärtringen. But there are differences to traditional administrative offices: The Jungnickels work digitally.
The modern way of working is already evident in their contact with customers and tradespeople. Anyone who dials the office number is guided into an intelligent voice system. It automatically generates a process from the conversation. "That helps us a lot with the volume of calls we receive every day," says Jungnickel, 43.

"But we don't demonize paper," says Jungnickel. Some processes are still carried out manually because certain digitalization processes are not yet fully developed. "But our digital way of working is more environmentally friendly because it reduces the consumption of paper and resources."
The modern way of working also helps with the management of large-scale projects. Jungnickel is currently overseeing a new construction project; something went wrong during the work. "The developer made a fatal mistake with an underground garage entrance," says Jungnickel. "An incredible number of people are involved. Lawyers, experts, advisory boards. We now manage this on a process basis. We send the documents to everyone at the touch of a button." Sending documents is quick and easy with Impower. "We've already received feedback that it's amazing how we do it. Customers aren't used to that from the old property management company."
The basic problem as a property manager is being able to deliver a statement quickly, says Jungnickel. "The owners would prefer to receive their statement in January or February." The Jungnickels use Impower software to meet their customers' wishes. When an invoice is entered, 90 percent of the actual billing is already taken care of.
Jungnickel particularly likes the status colors when processing invoices: "From receipt to payment and posting, we can really integrate our employees. This means that only individual parts of the accounting department can be processed. The final check by the administrator takes place clearly at the end of the process." Impower saves time, says Jungnickel. "And when a Swabian can save something, his heart laughs."
He compares his work to that of a craftsman: "I have a tidy toolbox with clean professional tools and special tools. It makes the work fun. Our setup with Impower helps us to enjoy our work."
By digitizing the business, Jungnickel has gained more time and capacity. "The free time gives us more opportunities to grow. We will take on larger properties in the future, as we currently have many small properties in our portfolio. And next year or the year after, we also want to buy a management company. In one fell swoop, 30 properties. We want to digitize them in no time at all." And you can work less sometimes. That sounds like a dream, Jungnickel thinks. More turnover, less work.
