Small administration, big hurdles - shortage of skilled workers with 20 new paragraphs
Mentally demanding, stressful and there are many legal requirements that need to be observed: the job in property management is demanding. Many people don't want to do this work.
This is a problem for property managers: the shortage of skilled workers is a major problem for the industry, including for property management company Jordan in Freising near Munich. But the managers have found a solution: Impower's property management software.
Property management company Jordan has been around since the 1990s, but was sold last year. With the change of managing director, a long-standing employee retired. A new accountant was needed. "It was very difficult to find someone. The job is mentally challenging," says the new Managing Director Frank Fetzer. After all, it is rare for someone to call the property management company and say they are "totally happy".
And with new legal requirements, the job description is becoming increasingly complex. "With the Building Energy Act, CO₂ costs that cannot be passed on to tenants must also be recorded. The costs have to be calculated using a complicated formula - and there are 20 of these things that have been added in recent years." Many employees don't want to do this.

"We now have four employees and are coping well. This is also due to the new system: we have already saved a lot of time in training the new employee," says Fetzer. The software for property management is very user-friendly and easy to learn. "If you have any questions, there is Impower's help page and training videos." With the previous accounting system, new employees had to be sent to two days of training.
It was outdated, says Fetzer, and the company has been using Impower since the beginning of the year. The speed of the program is significantly better, they simply work faster with the program. "With Impower, we are five times fasterat processing invoices than with the old program, because the paper invoices had to be filed in a folder."

Fetzer says that the time freed up can be used to look after customers more intensively or prepare and follow up owners' meetings better. And the work is now simply more fun. "The system has a modern look and feel and is intuitive to use," says Fetzer. "The old program did what it was supposed to do: create correct accounts. But it wasn't fun." With Impower, on the other hand, employees enjoy their work.
The new ERP system is an investment in the future, says Fetzer. Since January 1, digital invoicing has been mandatory, which the previous system was unable to implement. In addition, customer data is now better protected. "We used to be responsible for data security on our servers ourselves, now Impower takes care of that." The ERP system is cloud-based, so local servers are no longer needed and there is no longer any responsibility for data protection. "As a property management company, you have to go digital and automate processes. We are now well positioned for this change," says Fetzer.

The cloud-based system has another advantage: flexible working. The new accountant lives far away from the property management office - but that's no problem with the property management software. The colleague works 100% from home, says Fetzer.
