Honora Hausverwaltung is a family-run full-service provider. It stands for tradition and expertise in all areas.
His father's property management company once only employed one part-time employee - Jonas Homölle's real estate management company now employs 60 people. The 35-year-old founded his company twelve years ago and later took over his father's company. Since its foundation, he has been thinking big: his company near Augsburg already manages 11,500 units. And he plans to manage even more in the future. For this, he needs an ERP system that he can rely on. That's why the young boss opted for Impower.
Jonas Homölle has expanded his property management company into a sizeable business in recent years. He has taken over three property management companies and now has four offices in the Augsburg, Allgäu and Günzburg areas. His portfolio includes everything from five to 200 units. "I was born into property management," he says, "but I built my company myself."
His services also include his own metering service, a real estate agency and a janitor service. Homölle employs a total of 100 people. "We can offer everything from a single source," says the company boss. His father Rolf is extremely proud of his son's achievements.
An ERP must be linked to other programs, that is the future.
Everything from a single source, that's what he offers his customers - but not his ERP system. "An ERP must be linked to other programs, that's the future," he says. Homölle uses Impower for accounting and other programs for other tasks. His previous system was not open to interfaces. "This was one of the main reasons why we quickly opted for a different program." For Impower.
Impower is the first software with genuine bidirectional interfaces. This means that the system synchronizes data in real time and in both directions with linked programs, such as casavi or facilioo. Transaction data is displayed and automatically updated in Impower. This is an advantage for all property managers who don't just want to rely on an all-in-one solution. Like Jonas Homölle.
His property management company is set to grow. The goal: 20 percent more units per year. To manage thousands of apartments, he needs capable employees and accountants. But these are hard to find in the industry; what's more, some of Homölle's employees will be retiring in the coming years. "And it can always happen that employees become pregnant or simply change jobs," he says. "Then the house can quickly go up in flames."
Impower offers more protection against such staffing problems, as it allows invoices to be posted much more quickly. At the moment, one accountant in his company still manages 800 units because the employees have to keep an eye on two programs during the changeover to Impower. Next year, however, only one accountant will take over 2000 units. "I also post myself - and I have to say that the target of 2000 units per accountant really works," says Homölle.
I also book myself - and I have to say that the target of 2000 units per bookkeeper really works.
Invoices in the mailbox are automatically recognized by Impower, paper invoices can be digitized at the touch of a button. The ERP then records the data automatically. "The dunning process, for example, has become much easier because the assignment of transfers is completely straightforward," says Homölle.
Impower is also web-based; the program no longer requires a server. "You can simply log in with your computer and get started. We used to have a lot of problems with the server." But these are now a thing of the past.
"Impower has a nice interface that also appeals to our old and new employees. It runs smoothly and without system errors," says Homölle. "I can now sit down a trainee who has only been there for three weeks and he can simply post an invoice." Training with the old program took around a year. In the coming year, Homölle and his employees want to save half the time spent on booking.
And in the end, it's also fun, he says. "Work can and should be fun. If a program doesn't work properly, it's annoying. And as the boss, it's my job to provide software that's fun."
But Homölle is already thinking beyond employee satisfaction - to the next innovation. "Perhaps we can also expand our property management across Germany. With the new technical possibilities we now have, that could be possible." Impower has heralded a paradigm shift in his property management company - just as he did when he took his father's property management company to a new level.
